Inspection

Exterior Inspection

  • Walk perimeter of home
  • Check for signs of vandalism or intrusion
  • Check hose bibs/outdoor taps for drips or leaks
  • Check landscaping, pool maintenance, irrigation and pest control regimes are being adhered to
  • Remove any flyers, junk mail, newspapers and evidence of non-occupancy
  • Check security of doors and windows
  • Check exterior lights are working 
  • Inspect pool/lanai enclosure screens for tears and holes

Interior

  • Check A/C and Thermostat are operational and set to the required temperature
  • Run all taps in sinks, tubs and showers
  • Flush all toilets to remove stagnant water
  • Ensure window treatments/blinds are drawn according to home owners request
  • Check all areas of the home for evidence of pests or rodents
  • Check refrigerator is functioning properly
  • Run the garbage disposal system
  • Run the dishwasher
  • Test the smoke detectors

Garage or Detached Structure

  • Check for security of doors and windows
  • Check A/C System
  • Check water heater
  • Check lawn irrigation timer
  • Check electrical panel for tripped breakers
  • Start and idle cars
  • Check for evidence of pests or leaks

We will photo document each inspection point and include additional areas if we see anything questionable or out of the ordinary.
